BRICKS-n-MORTAR's (B-n-M) long time feed subscribers would remember that B-n-M used to publish its RSS feeds through Feedburner platform, until Google took over the company and advised erstwhile Feedburner's clients to migrate to Google servers so as to continue publishing their blog's/website's feeds in future.  Though the transition from 'feedburner' to 'feedburner.google' servers was optional at that point of time (around August 2008 or so), B-n-M opted to follow suit taking cue from related informative posts of Google blog, DailyBlogTips, QuickOnlineTips, and the likes who themselves were using feedburner feeds.

Accordingly, we changed the feed link on our blog as per new feedburner.google link.




But, it was over this past weekend that the aforementioned reference blogs
uploaded posts about irregularities on google's end as they changed the feed links' URLs automatically from feedproxy.google.com/(feed ID) to feeds2.feedburner.com/(feed ID)

This has raised doubts in all blogmasters that the old as well as new subscribers may or may not be getting the respective blog updates.  This is very serious as any social blog depend heavily on its readers and subscribers for their valuable support and feedback.   We, at BRICKS-n-MORTAR, also are anxious and worried to know if our subscribers are able to receive their feed updates from our side, as well as if new readers who wish to patronize us by clicking "SUBSCRIBE" or "JOIN US" tabs on our blog are really able to get through.

Please let us know through "LEAVE A COMMENT" tab of this post and/or through our Email if you are facing any problem.  We would take appropriate steps till google irons out the probable glitches from its systems.  Meanwhile, we are keeping our fingers crossed anticipating google servers are automatically taking care of our feeds, subscribers and feed links.

Often the ones related to the construction world come across different types of business units, which might have baffled us as to what does they actually mean. This article is basically written to let the readers understand the main types of business setups that one may come across. This article would also try to let the readers understand as in what ways and what forms do such different units generate the required finances to run their works. So, here we go...

Types of Business Units & their Finances

The construction world is marked by a wide variety of business units, which generally have their own respective style of working and arranging finances. The main types of business units are:
  • Single person enterprise
  • Partnerships
  • Companies
  • Co-operatives
These types will now be discussed briefly hereunder to let the readers understand them closely.

Single person enterprise

As the name suggests, the single person enterprises are owned and managed by an individual who, as in most of the cases, arranges the requisite finances by himself at least in the early stages of setting up the business. This self-managed capital could well be arranged by borrowing from other individuals or from financial institutions. Such borrowings are generally on loan basis against the owner’s own personal assets.

Such business units are generally small in nature since they rely upon the owner’s technical and personal capabilities, and employ few people. The work that such enterprises undertake is also small in nature and size. However, such units are ideal for small time entrepreneurs who like to work on their own with the assistance of a few assistants and labour only.

Partnerships

These are the firms, which dwell among the inter-relation of two or more persons with almost similar targets and business goals. Thus, as the name suggests, the business units, which run in collaboration of more than one person, are commonly termed as Partnership units.
The finances of such units are arranged by all the partners in the pre-decided ratio amongst them. The profits earned are also shared by the partners in some pre-decided ratios after catering to the projects and working capital needs.

The partners of such units enter into an agreement legally or quasi-legally, which basically defines such important aspects as the capital contributed by respective partners, their roles in the firm, any interest payments in respect of the partners’ capital investments, the method of sharing the profits, and so on. Such an agreement also protects the partners from dubious activities of any of the partner, if at all it happens, thereby safeguarding the interests of the other partners.

Companies

This type of business units may be understood as an extension to partnership only, which usually is regarded as ‘incorporated associations’. As such, it is mandatory to obtain a ‘Certificate of Incorporation’ by the partners/ promoters of the assumed company. The partners/ promoters also do need to deliver a Memorandum of Association and/or the Articles of Association to the Registrar of Companies together with a statement of the proposed Company’s nominal capital and a list of people who shall be assigned Director’s position. The Certificate of Incorporation signifies that the Company is a body corporate and has perpetual existence, independent of its members.

The Companies may further be termed as ‘Private Limited’, ‘Public Limited’ or ‘Limited’ based upon the structuring and control of the directors and the articles of association defined. The most prevalent form of generating finances is by institutional borrowings and/or offering equity shares in the markets.

Co-operatives

Such business units are the least popular ones, and are formed as associations, which primarily operate on an apparent idealistic basis of fulfilling a need and sharing the proceeds of the work equally, without having a prima-facie motive of profit generation from the works.
Such units are mostly seen in the group housing industry where societies work with a common goal of achieving the goal right from project conceiving and up to its entire completion.

Generation of capital is quite problematic for most of co-operatives since the source of income are the members themselves in addition to small time borrowings from banks or other financial institutions against some indemnity.

One of India's popular and most read about websites CNBC-TV18’s  MoneyControl (dot) com has come out with a useful article on its website today.   Considering the recent global turmoil and current shady realty sector scenario, the article, titled :  "Home buying : Pitfalls to avoid" aptly brings out the salient points that a prospective property buyer must keep in mind to avoid falling into the deceptive trap of unscrupulous builders, property developers, real estate agents and brokers that are trying their level best to woo customers by all means. 

The article is an abstract of CNBC-TV18’s research analyst Haresh Soneji's TV report on their inhouse show- 'Moneywise', a video of which is also presented along with the article.

[Delhi-NCR]: Draw of Results of DDA housing scheme 2008 SHROUDED IN DOUBT

It isn't long before when the Delhi Development Authority (DDA) and the concerned government ministry and the babus had assured the applicants of the recent so-much hyped 'DDA housing scheme 2008' of a fair draw of results using the state of the art technology and truthful practices, but the outcome of these draw of results has again been shrouded in dark vulturous camouflage of corrupt links between realty mafia, unscrupulous bank officials & financiers, immoral babus and the devious likes who are no less than dirty scum to the society. 

The media is now rife with the news that the entire process of draw of results might have been rigged to larger extents than what had initially been investigated by individuals/media/police.  The tip of the iceberg of this scam indicates a larger picture in lines of what happened with the much tainted Noida / Greater Noida development authority's scrapped housing and land allotment scheme in 2006-07.  Umpteen examples can be cited of
similar kind of realty scams that still haunt an ordinary person's dream of owning one's own house through government/ semi-government authorities.

The process shall be painstaking hereon for both set of common people ...  with the ones who genuinely got lucky in the process of draw this very time feeling the agony much-much more than the rest who simply weren't that lucky as they will have their fingers crossed of the final outcome.  The concerned government minister has already indicated scrapping the entire process in case manipulation of larger extents is noticed during the on-going investigations.  

All one can ask the minister and other concerned officials now is - - Why foolproof and preventive measures were not ensured in the very first place at any stage like before launching of the scheme, or during the running of the scheme, or during the draw of results?  Does the DDA and the government have any answer to the common man of this country?

in the recent global meltdown scenario.  This gloomy situation worldwide has though brought a silver lining of sorts for the middle and lower income group people as the prices that were sky-rocketing have lost their artificial climb.  The property prices that were jacked up 10 to 100 times in past few years than what they actually should have been are falling down significantly (though the cartel of builders and people of vested interests are still trying to withhold on to the higher price regime simply hoping that the downtrend will sooner or later will take a U-turn.  Only if the genuine end users who fall in the middle income section, like you and me, maintain and keep the pressure on the builders forcing them to righteously offer property units at justifiable prices.
